Situation

General Description

Gardens and grounds
These are a wonderful feature of the property and comprise the formal gardens which adjoin the house, comprising area of lawn surrounded by shrub and herbaceous borders, whilst beyond this is the grass walkway around the lake which is interspersed with numerous trees, shrubs etc.

The Lake extends in all to about 0.75 acre and has two islands together with a central promontory. It has been laid out to form an excellent commercial fishery and is well stocked with an abundance of coarse fish and is regarded as one of the best fisheries in the area. It is currently run as a commercial fishery open seven days a week, and is a particularly popular venue. The whole lake has been most attractively laid out and is fed by regular spring water supply meaning that the level of the lake is constant throughout the year.

Planning
There is currently a planning application for demolition of the existing house and re-siting of it and the formation of a new house comprising, a four / 6 bedroom house with triple garage.

The Fishery
Dilham Fishery has been run by the present owners and has at present 19 swims together with the potential for further swims on the island and fishing from a boat platform. The fishery is open seven days a week all year round from 6am till dusk. It is used for both individual day ticket fishing, season tickets and for matches.
