Location

Ladywell Park occupies a rural setting on the outskirts of the village of Great Hallingbury, approximately 3 miles from Bishops Stortford and junction 8 of the M11.

Directions

From the M25, take junction 27 onto the M11. Leave the M11 at junction 8, then at roundabout take the 5th exit onto Dunmow Road. (Signposted Takeley). After 0.8 miles turn right, (signposted Great Hallingbury). After 1 miles turn right onto Church Road. Follow Church Road through the village, taking the left turn just before the bridge over the M11. After 500 yards turn left into the estate. After a further 300 yards bear left. Access to the fishery is at the bottom of the track, on the left.

Description

The property is offered for sale as a whole or  in three Lots and is described in more detail below and shown on the plan.

Lot 1 – Parkland

Extending to approximately 14.8 acres (5.9ha).  An area of permanent pasture with some fine specimen and other softwood trees.  The parkland has the benefit of stock proof fencing and a water supply. (Shaded pink on the plan).

Lot 1 Guide Price - £100,000

Lot 2 – Woodland

Extending to approximately 19.4 acres (7.9ha).  An area of predominantly broadleaf woodland which divides into two compartments.  The western compartment is predominantly sycamore, ash and the occasional oak, predominantly of firewood quality. (Shaded green on the plan).

The eastern compartment is semi ancient natural woodland of mature hazel, coppice stools, oak, douglas fir and beech.

In the event this Lot is sold separately, the purchaser will be responsible for erecting a gate at point X on the plan and a right of way will be granted over Lot 2 to the woodland.

Lot 3 – Ladywell Lake

Extending to 10.5 acres (4.2ha).  The lake extends to 6.7 acres (2.7ha).  A former Estate lake stocked with predominantly carp. There are around 150, mostly mirror carp which range between 5-30lbs+. Tench averaging 8-9lbs, pike to 15lbs, and rudd to 2lbs. (Shaded blue on the plan).
