Set within the High Weald AONB, Bay Pond is an established coarse fishing pool surrounded by mature woodland, extending to a total of 7.1 acres (2.8 ha).

Location
The property is located between the villages of Hawkhurst and Sandhurst, 5 miles from the town of Cranbrook . The property has good road links to the A21, approximately 4 miles distant. Access is from Risedon Lane.

Bay Pond
The access is via a gated entrance and hard track with a gentle gradient leading down to the lake. A picturesque coarse fishing pool with an island and extensive covering of water lilies. The water extends to 1.25 acres (0.5 Ha), with depths of 6ft at the dam end and 2-3ft at the inlet. There are 17+ pegs and a path around the perimeter wide enough for vehicle access.

Bay Pond is currently fished by Northiam Angling Club. Further details available upon request.

Fish stock
The fishery is well stocked with mixed coarse fish species including a good stock of carp (10lbs+), crucian carp, tench, bream, perch, rudd and roach.

Woodland
The lake is surrounded by mature mixed broadleaf woodland with a block of ancient woodland located immediately below the lake. The more dense coverage is to the south and west of the lake.
