The lake extends to approximately 1.85 acres (0.73 ha) with depths up to 18ft.

There are 7 fishing pegs located along the dam and northern bank.

Fish Stocks
Broad Oak Fishery was a renowned syndicate carp water originally stocked with specimen carp to in excess of 30lbs. In 2018, the watercourse upstream of the fishery was believed to have been deliberately polluted with effluent which entered the lake and resulted in a 100% fish kill.

The pollution incident is believed to have been a one off event, with no lasting effects apparent to the water quality. Silver fish populations have also re-established, indicating that water quality is suitable for restocking. The vendor is agreeable to potential buyers undertaking water quality tests, if required.

A full and comprehensive list of carp captures (indicating growth rates) for the past 20 years can be made available.

Parking
There is no parking on site. When the syndicate was in operation, the current owner purchased parking permits from Bury Council to enable legal parking on the adjacent roads.

Development Potential
It is the agent's opinion that there is no potential to develop any form of dwelling on the site.
