Little Lake
Extending to 0.5 acres (0.2 ha) with a depth range of 3ft to 5ft and 13 pegs. Stocked with a good head of silver fish with roach, rudd, chub, ide, crucian carp, common and mirror carp to 2lbs, perch to 3lbs and bream and tench to 5lbs.

Middle Lake
Extending to 0.9 acre (0.4 ha) with an island and a depth range of 3ft to 7ft and 25 pegs. Stocked with common carp and mirror carp to 10lbs+, ghost and golden carp to 2lbs, and a good head of roach, rudd, tench, chub, barbel, ide, perch to 3lb and bream to 5lbs.

Top Lake
Extending to 1.5 acres (0.6 ha) with a depth range of 3ft to 7ft and 22 pegs. Stocked with common, mirror and ghost carp between 5lbs and 25lbs+ and a small number of tench, and perch to 3lb.

Buildings
Porta cabin with the benefit of mains electricity and a small kitchen area including hob and sink and an external decking area situated overlooking middle lake. there is also a fishermen's toilet and a lock-up store for bait and maintenance tools.

Services
The site has the benefit of mains electricity and there is bore hole that provides water for maintaining water levels in periods of drought.

The Business
The vendor runs the business on a low key basis. There are currently around 70 members paying £125 per annum. An additional charge is made for night fishing and guest tickets which generates further income, sale of pellets add up to a current total income approaching £10,000. There is potential to increase income by running fishing matches on the mixed coarse lakes.

Planning
Pre-application Advice for a temporary dwelling, fish hatchery and holiday pods was submitted to Selby District Council. Pre-application Advice was received in October 2019 that stated that the proposal represents inappropriate development in the Greenbelt, which is by definition, harmful to the Greenbelt and should not be approved except in very special circumstances.

The proposal is unlikely to be supported as it is contrary to up to date policies in the Development Plan and no 'very special circumstances' have been presented to indicate otherwise.

Planning permission was granted on the 1st May 2013 reference 2013/0117/FUL - Construction of track and car park, excavation of pond with intention of a portable building at Hawthorn Lakes.
