Lot 1 extends to 16.9 acres and includes Specimen 1 Lake, a heavily stocked lake of 5.8 acres with 22 swims, and over two hundred 20-30lb mirror and common carp, with some weighing up to 40lb. To the north of the lake is an area of amenity land which has the potential to be planted with cricket bat willow, which would provide an attractive return for the future owner. To the west of the access track are two further stock ponds and another area of amenity grassland.
