Waterside properties and fisheries for sale
After a long, warm and very dry summer, our Water & Leisure team have recently taken on some interesting properties including river fishing, commercial fisheries and a fabulous house offering a unique lifestyle opportunity. Below is a summary of the latest instructions to be placed on the open market:
Upper Clatford fisheries, River Anton, Hampshire
A private chalk stream fishery on the River Anton extending to around a quarter of a mile. A tributary of the Test, the Anton is a classic Hampshire river which flows through traditional water meadows and supports a rich ecosystem including an impressive wild population of brown trout and grayling.
The fishery generates income through the letting of rods on a daily basis throughout the fishing season. The fishing covers both banks and includes a private car park, fishing hut and sporting rights over 14 acres of adjacent meadow land. The number of chalk streams globally is estimated to be no more than around 200, as such quality chalk stream fishing is particularly rare on the open market.
Orchid Lakes, Wallingford, Oxfordshire
Orchid Lakes is one of the country’s best known commercial carp fisheries, offering an exciting lifestyle opportunity. Located in the heart of the Thames Valley, the 28 acre site comprises two lakes excavated as former mineral workings, with a total water area of 19 acres. The large head of specimen carp are well known in the angling world, with fish in excess of 40lbs.
The sale also includes Orchid House, a spacious detached dwelling with 4 bedrooms, an outdoor swimming pool and three bay garage. Adjacent to Orchid House is a single storey fisherman’s lodge with accommodation including a reception area, small commercial kitchen, showers, toilets, office and garage. The lodge would make an ideal clubhouse or retail area.
Float Fish Farm, Peterborough, Cambridgeshire
The site was purchased as 42 acres of agricultural land by the current owners in 2006 . After obtaining permission to excavate the lakes, Float Fish Farm has rapidly been developed into one of the largest commercial coarse fishing businesses in the country. The fishery now comprises a 12 lake complex offering over 200 pegs which has a busy match fishing calendar, including several festivals throughout the year.
In recent years, the business has developed a significant online tackle business which is growing year on year, the business as a whole has forecasted turnover for the current financial year in excess of £1.8m. The online retail and fishery business both offer scope for further growth and development. Float Fish Farm also has its own renewable energy supply in the form of solar panels and wind turbine. In addition to being self-sufficient, the Feed-in-Tariff provides a tax free, inflation linked income of £26,000 p.a. for 14 years.
The White House and Frog Island, Kent
The White House and Frog Island is a unique lifestyle property bordered by the River Darent, set in a rural Kent village. The 3.3 acre site includes shared title to a secluded specimen carp fishing lake, which was formerly part of the CEMEX Angling Complex.
