A man-made lake originally providing water for an adjacent mill house and forming part of the pleasure grounds of the original Bramley Park House.

LOCATION
The site is located adjacent to Bramley Park on the outskirts of the village of Bramley, approximately 4 miles south of Guildford off the A281 and approximately 14 miles from junction 10 of the M25.

THE FISHERY
The fishery comprises one attractive lake with a total water area of 3 acres (1.2 ha). The lake is surrounded by mature woodland including some specimen trees.

There are up to 30 informal swims around the lake.

The lake is stocked with crucian carp, bream, roach, chub, gudgeon and some specimen grass carp.

GODALMING ANGLING CLUB
The lake has been fished by the club for many years, who have been responsible for the historic stocking and its management.

There is no financial information available, it was effectively a club water enjoyed by the club's membership.

ACCESS
The Vendors will grant a right of access and use of the existing car parking area as shaded brown on the attached plan. The Vendors will reserve the right to move the access and car parking with a lift and shift clause in the sale contract.
