LOCATION
The site is located to the south side of Lincoln approximately 3 miles from the centre of the City and approximately 2 miles from the A46 Lincoln ring road.

DESCRIPTION
Former sand and gravel pits dug out in the 1950's, originally belonging to the British Rail Property Board, the current owners have subsequently developed Railway Lake into a syndicated carp fishery.
The two lakes extend to approximately 10 acres (4 ha) and are set within 19.1 acres (7.7 ha).

THE FISHERY
The fishery comprises of a main lake with a total water area of 9.6 acres (3.9 ha) with an average depth of 6ft. The lake is primarily fished from the western bank but access can be gained around the lake.
The boundary against the railway line is a metal palisade fence maintained by Railtrack.

There are 13 dedicated swims around the lake.

The main lake is stocked with carp to 35lb+, tench to 8lbs, bream and eels.
The western side of the lake has an area of mixed woodland primarily growing oak and birch.
The stock pond which is situated to the south of the main lake is currently overgrown and unfishable, but potentially could be restored.

FISHING SYNDICATE
The main lake is currently operated as a syndicate generating approximately £10,000 per annum. The current agreement expires in the 31st May 2026.

ACCESS
Access is off Anderby Drive along a hard track through a security gate into the property.

INCOME
The fishery could continue to be operated as a syndicate or operated as a day ticket fishery.
