Location
The property is situated in the parish of Colehill, approximately 2 miles north east of the market town of Wimborne Minster, with access to the towns of Ferndown (3.5 miles), Ringwood (8.5 miles) and Poole (9 miles). The site is located approximately 1 mile from the A31, providing links to the M27/M3.

History
The name is derived from Uddens Water, a tributary of the River Stour which flows along the northern boundary of the site. The lake is thought to have originally been excavated in the 1950s as a clay pit, used to produce the local Wimborne brick.

Uddens Pond
Accessed via a private track, the property is set back from the road, within the wood. The lake extends to a total of 2.7 Acres (1.1 ha) with depths of 4-5ft at the southern end, and up to 15ft at the northern end. A mature, irregular shaped lake with a number of islands and bays creating a stunning semi-natural fishery which is known for large beds of picturesque water lillies in the summer months.

The site is otter fenced with a three strand electric wire, and has the benefit of three (solar powered) air stone aerators.

Fish Stock
Uddens Pond is stocked with a large stock of specimen carp (to 30lbs), together with specimen catfish. The lake has also produced good numbers of tench and crucian carp, together with roach and perch.

Lakeside Dwelling
The Bale House is situated at the southern end of the lake, occupying an elevated position overlooking the lake. The planning permission is for a two-bedroom single storey manager's dwelling with open plan living/kitchen area, extending to approximately 195m2 (2,100sq.ft).
